There are many roofing situations that can arise that people never think of. One often happens when selling your home. You accept an offer from a buyer and the escrow process starts. During escrow, a home inspection is almost always done. After the inspection, the buyer raises issues with the roof on the home. Yikes!
You have a couple of options. You can agree and do the repairs. You can disagree and get your own roofing inspection by a licensed contractor like ourselves. You can agree and just give the buyer an allowance for the repairs. Whatever your choice, you should always have your own inspection done to both verify there is really a problem and, if so, the scope and cost of any fix. This way, you make sure the buyer’s home inspector is not citing problems that don’t exist or, at least, exaggerating them.
