If I asked you about the components of your roof, you would probably suggest there were shingles and some adhesive material. This is a correct answer, but leaves out flashing. What is flashing? Flashing is usually a metal piece that is used to create a water tight intersection where a vertical and horizontal surface meet. Since shingles don’t bend very well, a metal “L” or custom cut piece is placed at the intersection and then adhered with adhesive.
Metal is great at keeping water out as you can imagine. That being said, flashing problems are one of the more common reasons for roof leaks. For some reason, flashing gets bent, banged and bashed. It can heat up and crack the sealing adhesive on it as well. Heck, sometimes it just isn’t installed right. Regardless of the reason, it should always be the first place inspected when leak problems crop up. Bad flashing can be hard to spot unless an experienced roof who knows what to look for is doing the inspection.
