When a roof starts having problems, most people want to know why? Well, there are many different reasons. Let’s look at a couple.

Age. If your roof is older than 15 years, you need to dig out the manufacturer details on the roof to determine the expected life span. Some roofs will last 15 years while some are expected to last 40 years or more.

Unusual weather can also be a problem. If you live in the desert, adhesives can dry out and crack. If you get an unusual rainy season, the result can be leaks.

Debris on the roof is also problematic. It creates sitting water where algae can grow and damage the roofing adhesives. The debris can also create gouges or rip shingles off when it eventually moves.

One of the more common and easily fixed problems are clogged gutters. A clogged gutter allows water to back up under tiles and penetrate the roof. A roof is designed to protect against water moving sideways or in a downward direction. It is not designed to protect against water moving upwards!
